Residential Inspection Process:
Our inspector will arrive at the property and begin the inspection at the scheduled time. We kindly ask that clients and their agent arrive 3 to 4 hours after the inspection begins to allow the inspector ample time to assess the property thoroughly.
Once the primary inspection is complete, the inspector will provide a 30–60-minute overview, offering insights into the property and answering any questions. A detailed written report will be uploaded later that day or by the following morning at the latest.

The Inspection: What Will We Find?
Every home has its quirks—big or small. Our detailed inspection puts findings into context without causing an alarm. If significant repairs are likely, we may recommend further inspection by a specialist to understand the full scope the issue. This helps you estimate costs and make confident decisions.

Post Inspection Consultation
Our inspectors allow for the last hour of the inspection process to walk through the home with you and discuss any key findings. This gives you the opportunity to ask any questions and address any potential concerns. We will always continue being your resource.
Many clients want to know the cost of repairs if there are issues identified during the inspection. While we will indicate the severity of an issue, our inspector’s code of ethics require them to not give specifics and quote the cost of repairs. We will give you all the information you or your realtor needs to start planning your next steps and make an informed decision.
Final Report
After the inspection, you’ll receive a detailed online report with photos, videos, and helpful links. We encourage discussing the report with your real estate agent and reaching out to us for any clarifications. While we don’t advise on purchase decisions, your inspector’s insights will empower you to evaluate the home’s condition effectively.
