How Is a Level 2 Inspection Different?

- The fireplace and connected appliance
- Accessible portions of the chimney exterior

- Areas where the chimney passes through the structure

- The interior of the flue

A Level 2 inspection is visual and non-destructive. Permanently installed portions of the home are not removed as part of the inspection. Any inaccessible or uninspected areas should be identified in the inspection report.
Why Is the Interior Video Scan Important?
The flue carries smoke and combustion gases out of the home. Because it extends through the chimney, much of its interior cannot be seen from the fireplace opening.
A video scan or similar inspection method allows the inspector to examine accessible portions of the flue interior for visible conditions such as:
- Cracked or damaged flue tiles
- Gaps or separation between liner sections
- Deterioration
- Debris or obstructions
- Moisture-related conditions

- A chimney or building fire may have occurred
- A weather event or other occurrence may have damaged the chimney
- The system has experienced an operating problem
- A basic inspection does not provide enough information
- The chimney is being lined or relined
For homebuyers, a Level 2 inspection can provide additional information about a chimney that may not have been used recently or may have an incomplete maintenance history.
Does a Level 2 Inspection Mean Something Is Wrong?
No. Recommending a Level 2 inspection does not automatically mean the chimney is damaged or needs repair.
The purpose is to collect more information about the accessible portions of the chimney, fireplace, and venting system. If a concern is observed, the inspection report can help the client understand what was visible and whether cleaning, maintenance, repair, or additional evaluation is recommended.
Is It Included in a General Home Inspection?
During an ASHI-compliant home inspection, the inspector evaluates the readily accessible and visible portions of the fireplace, chimney, and venting system.
An interior examination of the flue is not required under the ASHI Standard of Practice. A Level 2 chimney inspection is a separate, more specialized service that includes an interior video scan or similar examination.
This distinction matters because a fireplace may appear acceptable from inside the room while conditions remain hidden farther inside the chimney.
